This home presented a fun challenge: the living room had so many features that both the owners and the agent were unsure how to arrange the furniture to show them all off. With walkout glass doors to the back deck, a huge TV, a fireplace, and an open connection to the dining room, the space needed a thoughtful plan.

I recommended moving the TV and oversized sofa into the basement, where I created a cozy Boho-style family room. This freed up the main living area to feel more formal, elegant, and spacious. Having two living rooms with distinct styles also helps potential buyers easily differentiate the rooms in listing photos—a critical factor in home staging and Toronto real estate staging.

  • Grey Bedroom: One bedroom featured cool grey walls paired with black-and-white nature photography. A luxurious faux-fur blanket at the end of the bed added softness and warmth, making the space feel cozy and restful.
  • Cream Bedroom: The other bedroom had a cream base accented with golden rust tones. The warm accents made the space feel inviting while clearly differentiating it from the grey bedroom in photographs, helping buyers remember the layout.
