This downtown condo transformation began with a walk-through consultation where I assessed the home’s strengths and opportunities. I provided the homeowner with a comprehensive staging workbook that included tailored recommendations, timeline guidance, a packing checklist with photo references — all designed to simplify the preparation process and remove the guesswork.

The homeowner, a fascinating gentleman with a passion for history, had purchased the unit in 2018. At the time, the design trend favored cool grey walls with red accent features — and this condo fit that aesthetic perfectly. However, market expectations shift. Today’s buyers are drawn to clean, fresh spaces in warm neutral tones. I recommended painting the entire apartment in a soft white with a warm tint — even the closets got a refresh. It never ceases to amaze me how a simple coat of paint can completely transform the feel of a space.
I also consulted on updates to the bathroom and managed the repair work, paint upgrades, light fixture replacements, and deep cleaning. With occupied staging, where select homeowner furniture remains, it’s important to strike a balance. I curated a mix of the client’s Mid-Century Modern pieces with accessories, art, rugs, and soft furnishings to create warmth, flow, and visual clarity.

We edited out heavy furniture and large shelving units to open up walkways and let the space breathe. A strategically placed area rug helped define the living area from the adjacent kitchen-dining zone, creating the illusion of distinct, purposeful spaces. The living room, anchored by a Noguchi-style coffee table and soft poufs for flexible seating, featured art focused on urban life — reinforcing the downtown condo lifestyle.
Lighting played a major role in this staging project. I evaluated every bulb and fixture to ensure consistent, flattering light tones. New fixtures were installed where needed, and lamps were layered into each room to create warmth and dimension. These changes, paired with the lighter paint palette, resulted in a space that felt bright, inviting, and relaxed.

Details matter. Caulking around the bathroom sink, scuffed trim, burnt-out bulbs — these are the kinds of small things that shape a buyer’s perception of how well the property has been maintained. I make sure every project includes a detailed checklist covering repairs, cleaning, and finishing touches.
Deep cleaning is a frequently underestimated step. Many assume a light 2-hour clean will suffice — but a truly buyer-ready property often needs 8–10 hours of dedicated cleaning. I brought in one of my go-to professional cleaners — a true powerhouse — who tackled every surface until it sparkled. Buyers open ovens. They peek inside closets. Every detail counts.

The kitchen benefited most from this approach. We invested extra time in the stove alone, then decluttered and styled the open shelves and counters with a refined palette of turquoise, black, wood, and white.

The +1 den, previously used as a specialized home office, was transformed into a soothing guest bedroom. After repairing the walls and repainting in a soft neutral, we introduced minimal furniture, plush bedding, and ambient lighting — turning it into a cozy, restful space that felt like a true extension of the home.
Given the client’s love of history, I took the opportunity to subtly nod to Canada’s past. With the recent closure announcement of the iconic Hudson’s Bay Company, I honored this chapter of history by incorporating one of their classic striped wool blankets along with fur pillows, a cowhide rug, and vintage leather-bound books. These layered textures and historical references created a storytelling moment within the space — blending heritage with comfort.

In the primary bedroom, the striking turquoise frosted glass doors became my color inspiration. Unable to find the right art pieces, I painted two matching artworks myself and created custom cushions — including my signature antique-button-on-blue-velvet design. My mother had recently gifted me a stunning three-foot-tall turquoise vase, which became a focal point, supported by smaller glass vases, plates and shell accents throughout the room.
The project was completed on time and with care, and both the client and the listing agent were thrilled with the results. The property launched on the market looking bright, inviting, and impeccably styled — ready to capture buyers’ attention from the very first click.
